RESOLUTION NO. I11~
WHEREAS, the City of West Memphis, Arkansas, desires to
purchase and Central States Development desires to sell a
certain 18.88 acre tract of real property, more particularly
described in Exhibit A attached hereto and incorporated herein
by reference; and
WHEREAS, the terms and conditions of such sale 'shall be
as set forth as the alternative proposal in the correspondence
dated July 17. 1987, together with the accompanying attachments,
all of which are attached hereto and incorporated herein by
reference;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF WEST MEMPHIS, ARKANSAS, THAT the Mayor and the City
Clerk are hereby authorized to enter into and execute an
agreement between the City of West Memphis, Arkansas, and
Central States Development for the purchase of the real property
described in Exhibit A for the terms and conditions as set
forth as the alternative proposal in the attached correspondence.

EXHIBIT NO. 1: Proposed Plat
1. The City buy Tract No. 1 for City Park - 18.88 acres;
2. The City agree to re-zone Tract No. 2 from I-1 to R-4;
3. Dunavant agrees to plat Tracts 1,2,&3 dedicating streets and
easements to City;
4. The City agrees to relieve Dunavant of cost of street improvements
to Airport Road and U.S. Highway 70. Dunavant agrees to dedicate
right of way for street improvements;
EXHIBIT NOS. 2 & 3: Sanitary Sewer & Water Layout
1. Dunavant agrees to allow the cost of Line A as shown on Exhibit 2
which will be $46,500.00 to be deducted from purchase price of
Tract No. 1;
2. Dunavant agrees to allow the City to deduct $101,400.00 from the
sales price of Tract No. 1 for the installation of Line B on Exhibit 2
and Lines A & B as shown on Exhibit 3;
3. The City agrees to furnish Dunavant an executed contract within
90 days for the installation of water and sewer improvements as
stated in items 1 & 2, and improvements will be completed within
one year.

25,26,27,28,29&30, J.C. Rainer Subdivision of the SW~ and the SEA
of Section 10, T-6-N, R-8-E, as shown by plat recorded in Plat Book 2,
Page 13, in~the office of the Circuit Court Clerk & Ex-Officio Recorder
of Crittenden County, Arkansas, and being more particularly described
as follows:
Beginning at the northwest corner of said Lot 25, thence
N 89° 25' 38" E along the north line of the SEa of said Section 10,
a distance of 970.08 feet to a point; thence S 00° 11' 24" W a distance
of 958.53 feet to a point; thence S 88° 58' 42" W a distance of 437.21
feet to a point; thence N 00° 11' 24" E a distance of 208.00 feet to a point;
thence S 88° 58' 42" W a distance of 533.0 feet to a point; said point lying
along the east right of way of Airport Road; thence N 00° 11' 24" E a
distance of 758.13 feet to the point of beginning, containing 18.88
acres more or less.
