Mayor and City Council M: Nanette Alsbrook, Secretary E: May 1, 1989 Planning Commission Events of April 26, 1989 The Planning Commission recommends approval of the Final Plat of Phase II and III of Oak Creek Plantation subject to the following stipulations: 1. The Bi11 of Assurance is submitted and reviewed by staff, with said Bill of Assurance including the same provisions relative to minimum house size and restricted right of access easements as were included in the Bill of Assurance for Phase I. Additionally, the provisions relative to the commitment of the developer to construct and maintain the four foot berm and hedge along Airport Road to screen the sub- division should be properly noted on the final plat and appropriate provisions included in the Bill of Assurance. 2. A 25' platted building line should be shown along Airport Road for the rear and/or side yards for Lots 33, 34, 35 of Block 1, and Lot 93 of Block 2 for the Phase II final plat. 3. Clarification is required with respect to the intent for all of these lots in both phases to be used for only zero lot line housing. If this is the case, the plats need appropriate notes indicating "this plat is zoned R-2 and only zero-lot line detached housing may be constructed". 4. The Certificate of the Owner must be properly executed on a revised plat containing all of the above condi- tions prior to Planning Commission's approval of the Certificate of Final Plat. 5.
